Methodology

A quick summary of what data each report on Rayic is based on. This isn't a deep methodological discussion, just an overview of what comes from where.

Home value

We derive the price per square meter from real listings for sale; apartment characteristics (area, age, floor) are filtered out, leaving only the location difference. The result is a market estimate, not a listing price, which is why we give a range instead of a single number.

Earthquake risk

Ground acceleration and damage probability are calculated from fault distance, soil class, and the building's age and number of floors. The result is a probability; a final decision requires an on-site structural inspection.

Crime and safety

Shows actual recorded crime and incidents in the area, not perception or estimates. Compares your district with other districts in the province using their real ranking.

Education

Shows nearby schools, walking distance, and Karne scores; for now it covers Istanbul, Ankara, İzmir, Bursa, Antalya, and Kocaeli.

Urban transformation

Calculates the apartment you'd end up with if the building were demolished and rebuilt, based on your land share, zoning rights, and your sharing ratio with the contractor. You can change the sharing ratio yourself and see the result instantly.

Sunlight and 3D model

Renders your parcel in 3D using real building heights and the sun's actual position, showing how much daylight each facade gets. Where no measured data exists, the facade pattern is representative rather than exact.

Neighborhood guide

Brings together indicators such as population, transit, ballot box results, consumption patterns, and civic life. Each indicator is shown with its own source and compared against the Istanbul average.
